Frequently Asked Questions

We’ve listed some frequently asked questions about our services below. Please don’t hesitate to contact me if you have any further questions.

What services do you offer?

I offer independent mortgage advice, helping clients with first-time buyer mortgages, home mover mortgages, remortgages, buy-to-let and property investor mortgages, as well as protection policies including life cover, critical illness, income protection and family protection insurance.

Do you charge a fee for your mortgage advice?

Yes, this firm usually charges a fee for mortgage advice. The amount will depend on your circumstances and will be discussed and agreed with you at the earliest opportunity. If I recommend a product transfer with your current lender, no advice fee will be payable—I receive a commission from the provider in that case.

How do you differ from using a bank or estate agent’s adviser?

Unlike many estate agents or banks who are limited to a small number of products, I have access to over 90 lenders across the market. This allows me to find a mortgage deal that truly suits your unique needs and financial situation.

Can you help me if I’m self-employed?

Absolutely! I specialise in helping self-employed clients, including freelancers, sole traders and company directors. I understand the challenges involved and can present your case effectively to the right lenders.

I’m a first-time buyer. What help can I expect?

First-time buyers are warmly welcomed. I’ll walk you through every stage of the mortgage process, from affordability checks to application and completion. You’ll receive clear, jargon-free advice to help you feel confident about your choices.

Do I need insurance with my mortgage?

It’s not legally required, but it’s strongly recommended. I offer tailored advice on a range of protection options, including life cover, income protection and critical illness cover—so you and your family are protected whatever the future brings.

How long does the mortgage process take?

The mortgage application process typically takes 4–6 weeks from application to offer. However, I’ll keep you updated at every step and help speed up the process where possible by working closely with lenders, solicitors, and agents.

Can I speak to you outside normal office hours?

Yes! I understand that life is busy, so I offer flexible appointment times including evenings and weekends by arrangement. Just get in touch to book a convenient time.

Are you regulated?

Yes. I am an appointed representative of Immediate Mortgage Solutions Ltd, which is authorised and regulated by the Financial Conduct Authority. Immediate Mortgage Solutions Ltd is registered in England & Wales no. 08390051.

What areas do you cover?

Although I’m based in Warwickshire, I can support clients across the UK. Most meetings can take place over the phone or via video call, so location doesn’t need to be a barrier.
